The Federal Reserve held its benchmark interest rate at 3.75%–4% in a 10–2 vote, with two officials favoring a quarter-point increase. Chair Kevin Warsh said the economy remains strong, but inflation is still elevated, prompting officials to wait for more data before deciding their next move. He emphasized that the upcoming midterm elections played no role in the decision. Markets continued to anticipate a possible December rate hike.
For housing, the pause offered little immediate relief: mortgage rates remained elevated, and buyers should expect continued volatility. Warsh also announced that some future Fed meetings will focus on long-term strategy rather than rate decisions.
There’s still reason for buyers to stay encouraged: Realtor.com’s updated 2026 forecast projects 3.6% more homes for sale nationwide than last year, potentially offering more choices and room to negotiate. Cotality sees home values increasing even in the face of higher interest rates. They see homes to continue to appreciate nationally just under 2% year over year.
