Program Benefits

• Financial Assistance:
  • Receive up to $10,000 for down payment and closing costs.
  • Get $5,000 DPA for purchasing a home anywhere in Atlantic City.
  • Get $10,000 DPA for purchasing a home in select Atlantic City neighborhoods: Chelsea, Ducktown, Bungalow Park, Venice Park, and Midtown.
• Recoverable Grants:
  • Grants have a 5-year term.
  • Repayable upon sale of the property or refinancing of the first mortgage.
  • Stay in your home for 5 years and your grant will be fully forgiven.
• Eligibility:
  • Primary residence only (1-4 family homes).
  • No investment or second homes allowed.

Participant Eligibility

• AtlantiCare Employees: Must be in good standing with the company.
• Personal Funds: Must have at least $1,500 of your own funds at the application date.
• Income Qualification: Must meet 120% of gross prior year income based on family size, using current Atlantic County HUD income guidelines.
• Homeownership Coaching: Must complete homeownership coaching or counseling from a nonprofit HUD-approved counseling organization within the last 12 months.
• ITIN Holders: Eligible to apply.
• Pre-Approval: Must have a pre-approval letter from an approved lender and a fully executed purchase contract for an eligible property.
