Mostr\u00f3 que los cierres de viviendas usadas cayeron 1,9%, lo que representa un ritmo anualizado de 4,14 millones de unidades. En comparaci\u00f3n con esta \u00e9poca del a\u00f1o pasado, tambi\u00e9n cayeron 1,9%.<\/p>\n<p>Aunque hubo una ca\u00edda, las ventas de viviendas se mantienen considerando el aumento de las tasas de febrero a abril. Desde entonces, las tarifas han bajado, lo que puede dar lugar a mayores ventas en los pr\u00f3ximos informes mensuales. <\/p>\n<p>El inventario de viviendas existentes aument\u00f3 9% mes tras mes a 1,21 millones de unidades, lo que deber\u00eda ayudar a aumentar una oferta ya muy limitada, y esto podr\u00eda generar m\u00e1s ventas futuras. El inventario ahora ha aumentado 16% respecto al mismo per\u00edodo del a\u00f1o pasado. Hay una oferta de viviendas para 3,5 meses, lo cual es escaso pero superior a los 3,2 meses. De 4 a 5 meses se considera m\u00e1s normal. <\/p>\n<p>Por el lado de la demanda, vemos que las viviendas permanecieron en el mercado s\u00f3lo 26 d\u00edas en promedio, frente a los 33 d\u00edas de marzo. Los compradores de vivienda por primera vez representaron 33% de ventas, lo que representa un fuerte aumento con respecto a los 32% del informe anterior. Los compradores en efectivo representaron 28% de ventas, sin cambios desde marzo. Los inversores representaron 16%, frente a los 15% del informe del mes pasado. Los inversores ven claramente el valor de invertir en bienes ra\u00edces. Por \u00faltimo, \u00a1casi 1 de cada 3 casas se vendieron por encima del precio de lista! <\/p>\n<p>Como puede ver, hubo una ligera ca\u00edda en las ventas de viviendas usadas, pero nuevamente fue durante un mes con tasas de inter\u00e9s m\u00e1s altas y un inventario m\u00e1s ajustado.
