Este n\u00famero super\u00f3 las expectativas y apenas 1.000 unidades menos que el mejor n\u00famero en 15 meses. Las ventas de viviendas nuevas han aumentado 31,51 TP3T a\u00f1o tras a\u00f1o. Por el lado del inventario, hab\u00eda 437.000 viviendas nuevas a la venta a finales de junio y, al ritmo actual de ventas, hay una oferta para 7,3 meses, frente a 7,4%. Sin embargo, si se analizan las viviendas terminadas, s\u00f3lo hab\u00eda 75.000. Si tomamos el ritmo de las ventas en comparaci\u00f3n con las viviendas que realmente se completaron o la oferta disponible, solo hay una oferta para 1,3 meses. \u00a1No mucho en absoluto! Curiosamente, 164.000 de las viviendas vendidas ni siquiera estaban todav\u00eda en construcci\u00f3n. El precio medio de una vivienda se inform\u00f3 en $436,700, lo que representa una disminuci\u00f3n de 9% a\u00f1o tras a\u00f1o pero un aumento de 5% mes a mes. Pero \u00e9ste no es un verdadero indicador de apreciaci\u00f3n. Los informes de apreciaci\u00f3n real muestran que los precios de las viviendas est\u00e1n estableciendo nuevos m\u00e1ximos hist\u00f3ricos en la mayor\u00eda de los informes. <\/p>\n<p>La Asociaci\u00f3n Nacional de Agentes Inmobiliarios public\u00f3 su informe de Ventas de Viviendas Existentes, que mostr\u00f3 que los cierres de viviendas existentes cayeron 2,2% en julio, ligeramente por debajo de las estimaciones. A\u00f1o tras a\u00f1o, las ventas bajaron 16,6%. En t\u00e9rminos generales, este parece un informe deficiente, pero si se mira m\u00e1s profundamente se puede ver que el inventario mantiene bajo el ritmo de ventas, que se encuentra aproximadamente en la mitad de los niveles que vimos en 2019. Los niveles de inventario aumentaron 3,71 TP3T el mes pasado desde 1,08 millones a 1,1 millones, pero siguen siendo muy bajos. Este informe mostr\u00f3 que hay una oferta de viviendas para 3,3 meses, lo cual es escaso porque 4,6 meses se considera normal. Si analizamos los listados activos o en vivo, solo hay 582,000, ya que muchas de las viviendas contadas en el inventario existente est\u00e1n bajo contrato. El precio medio de una vivienda fue de $406.700, lo que supone una baja de casi 1% respecto al mes anterior, pero un aumento de casi 2% respecto del a\u00f1o pasado. Las viviendas permanecieron en el mercado en promedio durante 20 d\u00edas, ligeramente m\u00e1s que los 18 d\u00edas, pero a\u00fan apuntan a una fuerte demanda. 74% de viviendas vendidas en menos de 30 d\u00edas, cifra inferior a las 76% reportadas el mes pasado. Las casas se venden r\u00e1pidamente cuando tienen el precio correcto. Los compradores de vivienda por primera vez representaron 30% de ventas, frente a 27% en el informe anterior. <\/p>\n<p>Al fin y al cabo, todav\u00eda hay una cantidad superflua de demanda de vivienda que supera con creces la oferta.
