UU. y el Departamento de Vivienda y Desarrollo Urbano publicaron su Informe de Ventas Residenciales Nuevas para el mes de abril. Este informe mostr\u00f3 que los contratos firmados en viviendas nuevas aumentaron 4.1%. Los contratos firmados a\u00f1o tras a\u00f1o aumentaron 11.8% y est\u00e1n en el mejor n\u00famero en 13 meses. <\/p>\n<p>El precio medio de la vivienda cay\u00f3 7,7% el mes pasado a $420.800, pero esto puede estar sesgado debido a la combinaci\u00f3n de ventas. Los informes de apreciaci\u00f3n reales muestran que los precios de las viviendas han comenzado a subir una vez m\u00e1s. El \u00edndice de precios de la vivienda de Case Shiller mostr\u00f3 una ganancia mensual de 0,2% de enero a febrero y el \u00edndice de precios de la vivienda de la Agencia Federal de Financiamiento de la Vivienda mostr\u00f3 una ganancia de apreciaci\u00f3n de 0,5% de enero a febrero.  <\/p>\n<p>Hab\u00eda 433.000 viviendas nuevas a la venta a finales de abril y al ritmo actual de ventas hay una oferta para 7,6 meses. Al profundizar en este informe, solo hab\u00eda 70,000 o 16% de las casas que en realidad eran proyectos terminados. Al observar el ritmo de las ventas frente al suministro real de casas que est\u00e1n terminadas o listas para mudarse, solo hubo un suministro para 1,2 meses. Y si bien los constructores a\u00fan ofrecen incentivos, los ofrecen en menos casos, lo que demuestra que la demanda y la presi\u00f3n de precios est\u00e1n ah\u00ed. Los constructores est\u00e1n vendiendo m\u00e1s y recibiendo m\u00e1s tr\u00e1fico debido a la falta de viviendas existentes para la venta.<\/p>\n<p>Hablando de la falta de inventario, sigue siendo muy bajo. Los niveles de inventario aumentaron levemente a 1,04 millones, pero siguen siendo extremadamente bajos. Solo hubo 2,9 meses de oferta de viviendas, lo que se nota como muy ajustado porque 4,6 meses se considera normal. Pero si observa los listados activos, solo hay 563,000, ya que muchas de las casas contadas en el inventario existente estaban bajo contrato.<\/p>\n<p>El mercado de la vivienda sigue siendo muy activo, incluso frente a tasas de inter\u00e9s m\u00e1s altas.
