A\u00f1o tras a\u00f1o, los precios de las viviendas siguen subiendo casi 6%.<\/p>\n<p>El \u00edndice de 20 ciudades, que examina 20 de las principales \u00e1reas metropolitanas, fue un poco m\u00e1s d\u00e9bil. Desde el pico de los precios de la vivienda en junio de 2022, vemos que los precios nacionales de la vivienda bajaron 4.4%. Pero, nuevamente despu\u00e9s de realizar los ajustes estacionales, solo bajaron 2.7%. El \u00edndice de 20 ciudades baj\u00f3 6.2% y 4.7% respectivamente. Esto mostr\u00f3 que algunas de las \u00e1reas como San Francisco y Seattle, que tuvieron algunas de las mayores ganancias en apreciaci\u00f3n, est\u00e1n devolviendo m\u00e1s con los precios m\u00e1s bajos. La FHFA (Agencia Federal de Financiamiento de la Vivienda) public\u00f3 su \u00edndice de precios de la vivienda. Esto mide la apreciaci\u00f3n del precio de la vivienda en viviendas unifamiliares con montos de pr\u00e9stamo conformes. Se diferencia de Case-Shiller en que no incluye compradores en efectivo ni pr\u00e9stamos jumbo. El informe mostr\u00f3 que los precios de la vivienda bajaron 0,7% en diciembre y solo bajaron 0,1% despu\u00e9s de los ajustes estacionales.<br \/>\nCuando compara FHFA con Case Shiller, puede ver que la disminuci\u00f3n de Case Shiller proviene de viviendas mucho m\u00e1s caras donde hay menos demanda. Una vez m\u00e1s, Case Shiller tambi\u00e9n incluye compradores en efectivo. Es probable que se ofrezcan descuentos en efectivo y, en estas transacciones, los compradores que pagan en efectivo generalmente pueden obtener un precio m\u00e1s bajo. Es m\u00e1s que probable que esto explique por qu\u00e9 Case Shiller es m\u00e1s bajo.<\/p>\n<p>Creemos que los ajustes estacionales en estos informes hacen un trabajo mucho mejor al eliminar la fortaleza en los precios de la vivienda que vemos durante los meses m\u00e1s ocupados, al mismo tiempo que eliminan algunas de las debilidades que vemos durante los meses m\u00e1s lentos.
