Hist\u00f3ricamente, esta siempre es una \u00e9poca d\u00e9bil del a\u00f1o para la vivienda, ya que la demanda de viviendas generalmente llega a su punto m\u00e1s bajo cerca del final del a\u00f1o y comienza a mejorar en los meses de primavera. No los precios de la vivienda, pero el ritmo de apreciaci\u00f3n se desaceler\u00f3 de 10.7% en el informe anterior y 20.8% en el pico de marzo. Pero nuevamente, esto no significa que los precios de las viviendas hayan bajado 11.6% desde su punto m\u00e1ximo... significa que las ganancias de los precios de las viviendas se han reducido a 9.2% anualmente. Lo que es m\u00e1s importante, los precios de las viviendas solo han disminuido 3% en todo el pa\u00eds desde su punto m\u00e1ximo, y aunque no hay duda de que se trata de un ablandamiento, est\u00e1 muy lejos de una ca\u00edda de 20-30%, como vimos durante la ca\u00edda de la vivienda alrededor de 2008. <\/p>\n<p>La Agencia Federal de Financiamiento de la Vivienda public\u00f3 su \u00edndice de precios de la vivienda para el mes de octubre y mostr\u00f3 que los precios se mantuvieron estables en octubre despu\u00e9s de un aumento de 0.1% en septiembre y han subido 9.8% a\u00f1o tras a\u00f1o. Cabe se\u00f1alar que este informe mide la apreciaci\u00f3n del precio de la vivienda en viviendas unifamiliares con montos de pr\u00e9stamo conformes y, a diferencia de Case Shiller, no incluye compradores en efectivo ni pr\u00e9stamos jumbo. Adem\u00e1s, los precios de las viviendas, seg\u00fan la FHFA, solo han bajado 1.1% desde su punto m\u00e1ximo. <\/p>\n<p>Por \u00faltimo, CoreLogic tambi\u00e9n tiene un \u00edndice de precios de viviendas y mostr\u00f3 que los precios de las viviendas disminuyeron en 0.2% en el mes de noviembre. A\u00f1o tras a\u00f1o, mostr\u00f3 que los precios de las casas ahora subieron 8.6%, lo que fue una disminuci\u00f3n de 10.1% que se inform\u00f3 por \u00faltima vez. Pero, una vez m\u00e1s, al observar los precios de las viviendas en comparaci\u00f3n con su m\u00e1ximo, CoreLogic mostr\u00f3 que solo han disminuido 1.8%. CoreLogic pronostica que en el futuro los precios de la vivienda pueden mostrar una disminuci\u00f3n para su informe de diciembre de alrededor de 0.1%, pero ven que se acelerar\u00e1n en 2023 y aumentar\u00e1n alrededor de 3%, lo que sigue siendo una apreciaci\u00f3n significativa si est\u00e1n en lo correcto.<\/p>\n<p>Como se discuti\u00f3, es evidente que el mercado de la vivienda se est\u00e1 enfriando, pero no en la medida en que muchas fuentes pueden hacerle creer.
