Ahora, muchos en los medios hablan una y otra vez sobre un aumento importante en el inventario. Tambi\u00e9n dicen que este aumento podr\u00eda conducir a un colapso de la vivienda. Una inmersi\u00f3n m\u00e1s profunda mostrar\u00e1 que este aumento en el inventario es normal y ocurre cada primavera y verano. La raz\u00f3n principal de esto es que las familias preferir\u00edan que sus hijos ingresaran a una nueva escuela al comienzo del a\u00f1o escolar. Esto facilitar\u00eda las amistades y los ajustes para sus hijos. Para lograr esto, los padres tendr\u00edan que poner sus casas a la venta durante los meses de primavera y verano.  <\/p>\n<p>Las ventas de viviendas existentes nos indican que el inventario de viviendas disponibles es de 1,26 millones de viviendas a la venta. Esto es menos de la mitad de lo que estaba disponible antes de Covid. Sin embargo, lo que no se informa es que 641.000 viviendas est\u00e1n bajo contrato. Eso significa que las viviendas reales disponibles para la venta son 619.000 viviendas, que es mucho menor que lo informado y solo 49% de los 1,26 millones de viviendas. <\/p>\n<p>En cuanto a las ejecuciones hipotecarias, ATTOM Data sali\u00f3 a informar que hay 164,581 casas en ejecuci\u00f3n hipotecaria para la primera mitad de 2022. Este n\u00famero es un aumento de 150% en comparaci\u00f3n con 2021 y eso es lo que a los medios les encant\u00f3 informar, pero miremos m\u00e1s all\u00e1 del titular. En 2021 hubo una moratoria de ejecuci\u00f3n hipotecaria. Lo que significa que muchas ejecuciones hipotecarias se suspendieron, lo que provoc\u00f3 que muchas de ellas fueran empujadas a los n\u00fameros de 2022. Entonces, los n\u00fameros para 2022 son en realidad muchas de las ejecuciones hipotecarias de 2021 agregadas a las ejecuciones hipotecarias de 2022. Incluso con eso, las 164,581 ejecuciones hipotecarias de 2022 todav\u00eda se encuentran en un nivel m\u00e1s bajo que en la primera mitad de 2020, que fue de 165,530 ejecuciones hipotecarias. De la forma en que lo vemos, las ejecuciones hipotecarias est\u00e1n en un nivel normal y no son el escenario pesimista que a los medios les gusta informar. <\/p>\n<p>Como de costumbre, los medios de comunicaci\u00f3n no informan sobre la vivienda con precisi\u00f3n. Cuando los medios dicen que hay un gran aumento en el inventario de viviendas, un aumento en las ejecuciones hipotecarias y piden un colapso de la vivienda, no est\u00e1n brindando una visi\u00f3n general clara del mercado. El aumento estacional en el inventario de viviendas es normal y puede ver que las ejecuciones hipotecarias se est\u00e1n normalizando.
