Mostr\u00f3 que las ventas aumentaron 6.7%, lo que fue mucho m\u00e1s fuerte que las expectativas de una ca\u00edda de 4%. A\u00f1o tras a\u00f1o, las ventas cayeron 2.3%, pero sigue siendo un gran n\u00famero a pesar de las tasas de inter\u00e9s hipotecarias m\u00e1s altas, los precios de las viviendas m\u00e1s altos y los niveles de inventario de viviendas muy bajos. En lo que respecta al inventario, solo hab\u00eda 860.000 casas a la venta en enero, lo que fue un nuevo r\u00e9cord bajo y por debajo del informe del mes pasado que fue de 911.000. \u00a1El inventario de viviendas ahora ha bajado 16% desde hace un a\u00f1o! La imagen del inventario es completamente diferente a la de 2007 cuando hubo condiciones de &quot;burbuja&quot;, por ejemplo, en 2007 hab\u00eda 3,7 millones de viviendas disponibles para la venta frente a solo 860k. Adem\u00e1s, en este informe, vimos que con niveles de inventario tan ajustados, \u00a1las casas listadas permanecieron en el mercado, en promedio, durante solo 19 d\u00edas! Esto es muy favorable a los precios de la vivienda.<\/p>\n<p>Hablando de precios de la vivienda, el \u00edndice de precios de la vivienda Case Shiller se public\u00f3 la semana pasada y mostr\u00f3 que los precios de la vivienda aumentaron 0.9% en el mes de diciembre y 18.8% a\u00f1o tras a\u00f1o. Los tres niveles de apreciaci\u00f3n m\u00e1s altos en los EE. UU. fueron Phoenix con 33%, Tampa con 29% y Miami con 27%. Incluso los niveles m\u00e1s bajos de apreciaci\u00f3n todav\u00eda estaban alrededor de 11% y eso se encontr\u00f3 en Chicago, Washington y Minneapolis.<\/p>\n<p>Este alto nivel de apreciaci\u00f3n de la vivienda se crea debido a la din\u00e1mica del mercado donde tenemos niveles muy bajos de inventario y niveles muy altos de demanda de los propietarios.
