{"id":2739,"date":"2021-06-01T11:53:23","date_gmt":"2021-06-01T15:53:23","guid":{"rendered":"https:\/\/advisorsmortgage.com\/?p=2739"},"modified":"2021-06-01T11:53:23","modified_gmt":"2021-06-01T15:53:23","slug":"housings-current-state","status":"publish","type":"post","link":"https:\/\/advisorsmortgage.com\/es\/advisors-family\/30-second-market-update\/housings-current-state\/","title":{"rendered":"Estado actual de la vivienda"},"content":{"rendered":"<p>La semana pasada se publicaron varios informes inmobiliarios, lo que nos da una buena idea de c\u00f3mo se est\u00e1 comportando el mercado en este entorno tan anormal.<\/p>\n<p>El \u00edndice de precios de la vivienda de la Agencia Federal de Financiamiento de la Vivienda aument\u00f3 1,4% durante el mes de marzo y subi\u00f3 un 13,9% anualizado y muy caliente. Este \u00edndice mide la apreciaci\u00f3n de viviendas unifamiliares en todo el pa\u00eds. Dado que este \u00edndice solo incluye aquellas casas unifamiliares compradas con hipotecas con l\u00edmite conforme, tiende a ser un poco m\u00e1s fuerte que los otros informes de apreciaci\u00f3n, ya que se enfoca en la parte del mercado con la mayor demanda.<\/p>\n<p>El informe de Ventas de Viviendas Nuevas de la Oficina del Censo de EE. UU. fue ligeramente m\u00e1s ligero en abril, con una disminuci\u00f3n de 5,91 TP2T. Esta ca\u00edda supone una tasa anual de 863.000 unidades, frente a las 917.000 unidades del mes anterior. La escasez de mano de obra, madera y otras materias primas hace que sea muy dif\u00edcil para los constructores construir nuevas viviendas de manera eficiente, lo que provoca tiempos de entrega m\u00e1s largos en los proyectos de construcci\u00f3n y precios m\u00e1s altos. El precio medio de una vivienda nueva aument\u00f3 en 20,1% desde hace un a\u00f1o hasta $372.400. Con estos n\u00fameros, actualmente estamos en un suministro de viviendas de 4.4 meses, donde un suministro saludable se considera alrededor de seis a siete meses.<\/p>\n<p>Por \u00faltimo, la Asociaci\u00f3n Nacional de Agentes Inmobiliarios dio a conocer su informe de Ventas de Viviendas Pendientes, correspondiente al mes de abril, y mostr\u00f3 que los contratos firmados sobre viviendas existentes disminuyeron en 4.4%. A\u00f1o tras a\u00f1o aumentaron 51%, pero esto se compara con el comienzo de la pandemia cuando los contratos firmados alcanzaron un m\u00ednimo hist\u00f3rico, por lo que el n\u00famero est\u00e1 un poco sesgado. Resumiendo, vemos que la demanda de viviendas no se est\u00e1 desacelerando, y necesitamos m\u00e1s viviendas para absorber esa demanda.
